Job Description FLSA : Non-Exempt. This is a full-time, hourly position. The following statements are intended to describe the general nature and level of work being performed. They are not intended to be construed as an exhaustive list of all responsibilities, duties, and skills required of personnel so classified. Summary Under the supervision of the Community Manager and/or Maintenance Supervisor, the Maintenance Technician is responsible for performing a variety of responsibilities including work orders, grounds and common area clean up and maintenance, and maintaining good resident relations. The Maintenance Supervisor and/or Maintenance Technician are on-call for maintenance emergencies 24 hours per day, 7 days per week or as scheduled. Reports To: Community Manager or Maintenance Supervisor Primary Duties and Responsibilities Providing excellent service to residents, guests, employees and contractors. Completing all routine service requests within 24 hours at the direction of Maintenance Supervisor. Ensuring the clean condition of the community at all times. Maintaining the maintenance shop according to policy. Reporting maintenance issues to the Maintenance Supervisor and Community Manager for review. Assisting in other tasks as directed by the Maintenance Supervisor. All other miscellaneous duties as assigned. Minimum Qualifications High school graduate or GED certificate and experience in apartment maintenance preferred. Ability to read, write, speak, and communicate in English. Ability to work weekends or overtime as job requires. Certificates, Licenses, Registrations EPA Certification preferred Universal Certification preferred City and/or State certification requirements must be met if applicable (ie pool operations, maintenance, electricians, etc.) Certified Apartment Maintenance Technician (CAMT) preferred Knowledge, Skills, and Abilities Required High degree of neatness and respect for property and landscape combined with a willingness and desire to learn Able to understand cleaning solution labels and use as instructed Ability to read and comprehend simple instructions, short correspondence, and memos Ability to write simple correspondence Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of weight measurement, volume, and distance Ability to apply common sense understanding to carry out simple one- or two-step instructions. Professional and energetic demeanor resulting from previous landscape, maintenance, or housekeeping experience Good customer service skills Good communication and listening skills Able to be an effective team player and interact well with others Organized and detail-oriented Patient, even-tempered and works well under pressure Effective time management skills Able to maintain confidentiality Able to follow directions from a supervisor Able to understand and follow posted work rules and procedures Able to accept constructive criticism Willing to work in all types of weather conditions Working Conditions Work is performed in an indoor and outdoor field environment; travel from site to site; exposure to dust, grease, noise, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions. Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information. Possible to work long hours and odd schedules (weekends) in order to fulfill job duties. Requires normal range of vision to complete work Requires mobility (ie climb stairs/ladders) to access all areas of the apartment and community Requires hearing and speech to communicate with residents, vendors, supervisors and employees on a regular basis Will require repetitive motion of hands/wrists while using basic maintenance hand tools Requires the ability to lift up to 50 pounds Must be able to stand, walk and climb stairs for extended periods of time Must be able to bend, stoop and move in such a way that is required to complete specific tasks Must be able to work flexible hours, often beyond normal “business hours” including weekends, when necessary
